Responsible for reliability of HVAC systems through effective and timely performance of quality repair and maintenance services. Performs advanced troubleshooting and maintenance on large commercial/ industrial HVAC systems up to 500 tons. Coordinates other technicians and/or outside contractors on assigned large scale repairs, service, or upgrade jobs. Monitors and adjusts as required HVAC systems performance, Building Automation Systems, and Water Treatment systems.
- Perform advanced troubleshooting and maintenance on all mechanical, electrical, and control components of commercial/industrial HVAC systems, such as boilers, chillers, cooling towers, chill/hot water pumps & pipe loops, air handling units, roof top units, split DX systems, energy recovery units, and heat pumps up to 500 tons for all campuses as assigned.
- Rebuild/repair boilers, chillers, cooling towers, chill/hot water pumps & pipe loops, air handling units, roof top units, split DX systems, energy recovery units, heat pumps , ductwork, baseboard heaters, hot water heaters, and other HVAC equipment including associated electrical, piping, and controls.
- Perform annual start up / shut down and major preventive maintenance procedures for medium/large HVAC equipment.
- Monitor and coordinate service on Water Treatment systems by contractors.
- Coordinate work with in-house personnel and outside contractors on assigned HVAC related repair or upgrade projects.
- Understand, monitor and adjust Building Automation Systems functions, settings and logic to ensure proper HVAC equipment operation, environmental control within code requirements and standards set by management, and efficient performance.
- Ensure all required HVAC maintenance documentation is accurate, complete, and submitted in timely manner.
- Adhere to established work schedules.
- Complete assignments in a professional, safe, quality and timely manner.

- Work at times other than scheduled hours.
- Work at times in inclement weather (snow removal, etc.).
- Perform all duties as assigned by supervisor.
- Finding manpower and time to perform the work well
- Rescheduling around occupied classrooms
- Balancing control work versus equipment PM/repair work
- Daily: Campus deans, Division/Department Chairs, and their Administrative Assistants re work orders or concerns
- Daily: Electricians re coordinating service work
- Daily: supervisor re updates
- Daily: CMMS Technician to receive/complete/close work orders
- Biweekly: construction contractors to review blueprints, discuss sequence of operations, and commission buildings per HVAC/lighting controls
- Biweekly: ITS managers re servicing data closets
- Monthly: faculty re classroom servicing
- High school diploma or GED certificate plus 5 years HVAC industrial/commercial maintenance experience and repair of large (200 – 600 ton HVAC) systems, OR, Associate Degree in HVAC maintenance/installation from a regionally accredited post-secondary institution plus 3 years of commercial maintenance and repair of large (200 – 600 ton HVAC) systems.
- Universal CFC certification.
- Experience in the operation, maintenance and repair of commercial/industrial air conditioning equipment, including centrifugal Chillers, Cooling Towers, Chill Water pump/pipe loops, advanced BAS controls, Air Handling Units, RTUs, and split DX units.
- Experience in the operation, maintenance and repair of Boilers and Hot Water pumps/pipe loops.
- Experience in the operation, maintenance and repair of piston and rotary screw air compressors.
- Skill in estimating time and materials for small/medium HVAC repair/renovation/upgrade projects.
- Ability to instruct & mentor HVAC Technician I and Preventive Maintenance Technician colleagues.
- Ability to establish and maintain good working relationships with co-workers, faculty, staff, students and the general public.
- Ability to read and interpret HVAC related equipment specifications; Sequence of Operations, mechanical drawings, electrical/pipe schematic diagrams, and complex BAS control logic.
- Skill in the operation of passenger cars, light trucks and vans.
- Ability to lift and carry heavy bulky objects up to fifty pounds
- Ability to work well independently and exercise sound judgment in prioritizing tasks in a changing environment.
- Ability to operate as a part of a trained emergency response team at a moment’s notice.
- Participate in job related enrichment seminars, workshops, and attends in-service training.
- Required OSHA/Safety training matrix to include but not limited to the following: AED/CPR; Asbestos Awareness; Chemical Safety (HazCom/Hazmat) ; Compressed Gas Storage and Handling; Confined Space Entry; Crane/Lift/Hoist Safety; Electrical Safety; Emergency Action Plans; Emergency Equipment-incl. fire ext; Fall Protection and Scaffolding; First Aid; Flammable & Combustible Storage & Handling; Forklift/Industrial Vehicle Safety; Hand and Power Tools; Lead/Lead Paint Awareness; Lock-out/Tag-Out; LP Gas Storage and Handling; Machine Guarding; Noise and Hearing Conservation; Personal Protective Equipment; Portable Ladders; Powered Work Platforms; Reporting Requirements; Respiratory Protection.
- Valid driver’s license and an acceptable driving record.
- Position is subject to background and credit checks.
- Upon employment and within first 30 days of hire, must complete the following college HR training matrix but not limited to: Discrimination & Anti-Harassment; Personal Information Protection (PIP); Ethics, and “Shooter on Campus.” Annual refreshers are required thereafter.
- Significant climbing, crawling, or working in awkward or cramped positions.
- Objects or loads regularly carried that weigh between 20 and 50 pounds.
- Frequent (30% – 70%) exposure to hazardous chemicals, filth, fumes, adverse weather, or personal health and safety risk.
